VinGroup Golf Projects – VIC Invests in 6.6 Trillion VND Golf-Course Urban Area Project in Bac Giang

Thái Son Construction Investment JSC, a subsidiary of Vinhomes, has recently submitted an Environmental Impact Assessment (EIA) report for the new Nham Bien Mountain Golf-Course Urban Area project, located in Dong Son commune, Bac Giang City, and Tien Phong commune, Yen Dung district, Bac Giang province. According to the EIA report, the Nham Bien Mountain Golf-Course Urban Area will feature a fully integrated technical infrastructure over an area of approximately 134.01 hectares within the total 601.63-hectare detailed planning zone.

The project is situated in Dong Son commune in Bac Giang City and Tan Lieu and Tien Phong communes in Yen Dung district, Bac Giang province (scale 1/500), and was approved by the Bac Giang Provincial People’s Committee under Decision No. 298/QD-UBND on March 27, 2022.

Project Boundaries:

• North: Adjacent to agricultural land in Dong Son commune, Bac Giang City.
• West: Adjacent to National Highway 17, passing through Yen Dung district.
• East and South: Bordered by the Nham Bien mountain range and Tan Lieu commune, Yen Dung district.

Residential Areas: The project will include 979 low-rise residential units with basic construction and front facade finishing, on a total land area of approximately 88,810 square meters, with a maximum height of five floors. Social housing will cover an area of 42,600 square meters, comprising six-floor apartment buildings with a total residential building area of approximately 16,424 square meters.

Additionally, there will be a sports tourism area featuring an 18-hole golf course covering 803,789.90 square meters.

Project Nature and Scope: The project will serve as an urban area combined with a golf course, supporting a population of approximately 5,800. The total investment is projected to exceed 6.6 trillion VND. Land use includes 45.8 hectares for urban development and over 88 hectares for sports tourism, including the golf course.

Project Timeline: The project is expected to complete land, construction, and other procedural requirements within 72 months from the date of investor approval.

• Land and construction procedures: Completion of technical infrastructure and handover for use within 36 months from the selection of the project investor or upon approval by the competent authority.
• Construction period: Completion of rough and finishing construction for residential units, social housing, commercial, service, and educational facilities within 36 months.
• Golf Course Construction: To be completed within 36 months from the date of land lease approval.

The project is expected to be operational and open for business from month 73 until the end of the project period.
